Why Epoxy and Coatings Make a Difference
Most garage floors are bare concrete. They absorb oil, stain easily, collect dust, and crack over time. An epoxy or polyurea coating changes all of that. It seals the surface, resists chemicals and stains, and creates a finished look that transforms the entire space.
As a concrete specialist in Evans, GA, we apply commercial-grade coatings that last far longer than the DIY kits you find at hardware stores. The difference is in the preparation and the materials. Store-bought kits often peel within a year because the surface was not properly prepped. We grind, clean, and prime the concrete before applying the coating so it bonds permanently.
A coated garage floor is easier to clean, resists tire marks and chemical spills, and gives your garage a polished, professional look. If you use your garage as a workshop, gym, or storage space, a quality floor coating makes the space more usable and more enjoyable.
Coating Options We Offer
Not all garage floor coatings are the same. The right choice depends on how you use your garage, your budget, and the look you want. Here are the options we install:
- Epoxy coating: The most popular option. A thick, two-part coating that bonds to the concrete and creates a hard, glossy surface. Resists oil, chemicals, and abrasion.
- Polyurea coating: A more flexible and UV-resistant option than epoxy. It cures faster and holds up better against hot tire pickup and yellowing from sunlight.
- Flake system: Decorative color flakes are broadcast into the wet coating to create a multi-toned, textured finish. This adds visual depth and hides minor imperfections.
- Metallic epoxy: Creates a high-end, swirled appearance with a glossy finish. Often used in showrooms and high-visibility garages.
- Non-slip additive: We can add grit to any coating to increase traction. This is especially useful if the garage gets wet from rain or washing vehicles.
We will walk you through each option, show you color samples, and help you pick the system that fits your needs. Every coating we install includes proper surface preparation and a clear topcoat for added durability.
Our Installation Process
The most important part of any floor coating job is preparation. If the concrete is not properly cleaned and profiled, the coating will not stick. This is why DIY kits fail so often. We take the time to do it right.
First, we inspect the floor for cracks, spalling, and moisture issues. If there are cracks that need repair, we fill them with a flexible patching compound. If the floor has significant damage, we may recommend concrete repair before applying the coating. Then we diamond grind the entire surface to remove any sealers, stains, or loose material and create a rough profile that the coating can bond to.
After grinding, we vacuum the floor clean and apply a primer coat. Then the base coat goes down, followed by any decorative flakes or metallic pigments. Finally, we apply a clear topcoat that seals everything in and provides an extra layer of protection against wear and UV exposure.
Most residential garage floors take 2 to 3 days from start to finish. You can walk on the floor after 24 hours and park on it after 72 hours. We will give you a clear timeline before we start so you can plan accordingly. For garages that also need slab repairs or replacement, we handle everything in one project.
